The forum is now running on phpBB 3.2.1, which is a maintenance release. There are some minor UI changes/fixes that most users probably won't notice. One change that might get noticed, the forum and topic icons are now hi-resolution (retina capable).

Remember that the OP is American and the US mortgage rules and specifically mortgage interest deductibility (tax advantage) on their tax returns changes the equation and philosophy.
