It's not a partnership, just co-owners, there's no agreement.
"no change may be made in the nature of the partnership business without the consent of all existing partners"
Would a lease renegotiation be considered a change in the nature of the business?

I just want to know when three or four partners own a small commercial property on title with a tenant and there's know formal agreement to manage/maintain the property can one of the partners overrule the others, to renovate for example, or is it majority rule

What happens when there is multiple owners of a property and there's no formal agreement in place. Does each owner get a vote (majority rules) or have the right to block the others from doing something with the property

Can a trust be used to avoid probate, how does that work, is it simple just give whatever financial institution one deals with a copy of the trust document. Are there any costly traps with using trusts just to avoid probate.

The only benefit to OSBs and CSBs is patriotic, i.e. by accepting lower rates than competing instruments you're making the cost of borrowing cheaper for governments. OTOH you don't get a tax receipt for the foregone interest and by making borrowing cheaper you encourage governments to borrow more You are so wrong during the credit crisis they were a safe haven for investors, certs issued for those above cdic limits. CSB rates for cashable 1yr were double the 5yr Canada throughout 08, the compounds were the best deal in town at the time. I've compiled a list of all the resets on my own I might consider a few but am concerned I'm missing any potholes. I don't want to be trapped in them for years if rates rise or credit quality standards weaken. The non-cumulative and perpetual features means the banks hold all the cards. What's to stop them from paying dividends even if it's a stretch to say. I need to know is there anything else that can go wrong with these PFDs. Has there been any questioning within the industry about resets that the public may not be aware of tell me the worst case scenario.
